Every property gets a 0–100 Opportunity Score based on two factors.
Building age, square footage, flat roof probability, recent permits, and estimated replacement cost. Older, larger flat-roofed buildings score highest.
Owner type (individual vs. LLC), location (local vs. out-of-state), portfolio size, contact difficulty, and mailing address availability.
The two sub-scores merge into a single 0–100 rating. Properties rated BEST (80+) are where you should focus — buildings most likely to need a roof, owned by people you can actually reach.
